Land at Bar Lane, Knaresborough
On behalf of Richborough, we inform you of their intention to submit an Outline Planning Application for residential development including associated landscaping and infrastructure works. The detail of layout, specific landscaping and scale and appearance of the dwellings will be for consideration at a later date. The main point of access and emergency access are proposed from Bar Lane.
The site is located between Bar Lane and Hazelheads Lane in the east of Knaresborough. Knaresborough is one of the main settlements within the Harrogate district. The site is in a highly sustainable location within close proximity to local transport links and amenities.
The development will deliver up to 190 much needed family homes in a range of sizes and styles including 40% affordable dwellings in line with local planning policy. The development proposals have been landscape led, retaining the substantial existing boundary planting and including new habitats and landscaping throughout the site. Sustainable drainage solutions are incorporated and together this will contribute to biodiversity across the site. The proposal includes a network of the functional open space including areas of natural, semi-natural and amenity greenspace, community orchard and equipped play space. Cycle and pedestrian links are provided to the wider area to encourage connectivity.
