Land East of Boroughbridge Road, Brafferton

Cromsdale Estates collaborates strategically with landowners to create exclusive, bespoke developments that enhance local communities. They maintain robust connections with housebuilders, care operators, and affordable housing providers, enabling them to devise the best strategy for each project. 

Cromsdale Estates is proposing the development of new homes in a landscaped setting on land east of Boroughbridge Road in Baffert, adjacent to the Thomas Alexander Homes site currently under construction. The layout of the site has been thoughtfully designed to ensure generous distances from existing homes, including those still built. While the detailed design of the proposed housing is yet to be finalised, the intention is to replicate the high-quality standards set by the neighbouring Thomas Alexander Homes development. The proposals include:

  • Approximately 27 low-carbon homes, including eight affordable properties, all accessible from Boroughbridge Road through the approved Thomas Alexander Homes site.
  • A diverse range of homes to cater to current local housing needs, including affordable housing in compliance with policy, homes for first-time buyers, growing families, and downsizers. 
  • Property sizes will include bungalows, 4-bed, 3-bed, 2-bed, and one-bedroom homes, each equipped with electric vehicle chargers, air source heat pumps, grey water harvesting systems, and a central attenuation pond for natural surface water drainage. 
  • The scheme features a central "Village Green" layout to resemble a traditional high street, creating a sense of openness and safe spaces. 
  • A children's play area with equipment and seating, along with extensive public open space and footpath links to the village for community use.
  • A dense landscape buffer along the eastern boundary to screen views of the development from Raskelf Road. The plan includes extensive greening and tree retention to achieve a significant biodiversity net gain exceeding 30%.
  • Cromsdale Estates plans to collaborate with North Yorkshire Council to ensure that, wherever practical, commuted sums from the development will directly benefit the Parish. 

A planning application is being prepared with documents covering transport and highways, landscaping, drainage, built heritage, and ecology. These will be made publicly available on the Council's planning portal upon submission in the coming weeks.

Cromsdale Estates acknowledges the recently adopted North Yorkshire Council (NYC) Housing Strategy (HS), which outlines the Council's housing aims and ambitions from 2024 to 2029. Moreover, Cromsdale Estates is confident that the proposals meet the NYC Call for Sites requirements and will positively contribute to the Government's goal of addressing the housing crisis.
