Land off Florida Road, Sandy Lane

Patchett Developments Ltd intend to submit an Outline planning application to the City of Bradford Metropolitan District Council (CBMDC) for residential development of Land off Florida Road, Sandy Lane, Allerton (“Application Site”).

The Application Site is currently designated as Green Belt; however, it has been identified as a ‘Preferred Option’ (NW7/H) for residential development in the emerging Bradford District Local Plan (LP). Within the emerging LP the Application Site is identified as having the potential to deliver a mixture of ‘much needed’ market and affordable housing.

At this stage our client is only looking to establish the 1) the Principle of Development, and 2) the suitability of the access points from Florida Road (vehicular and pedestrian) and Acadia Drive (pedestrian and emergency vehicles only). The scheme has been carefully designed to ensure that existing trees and hedgerows can be retained, alongside significant landscape planting.

In summary the proposal will provide: -

  • Much needed residential dwellings of which 20% (24 no. dwellings) will be affordable dwellings, addressing the substantial housing shortage within Bradford;
  • Residential dwellings will provide a mixture of 2, 3 and 4 bedrooms that have been carefully designed to meet the local housing need;
  • New and improved vehicular / pedestrian access from Florida Road. The existing vehicular access point on Acacia Drive will be designed so it can only be used by pedestrians and emergency vehicles. As a consequence a new vehicular access will be provided to the existing Mount Pleasant Farm;
  • Large residential gardens benefitting from the trees and hedgerow planting. Additional landscaping within and adjacent to the Application Site which will provide 1) opportunities for improving biodiversity, 2) assist in softening the appearance of the residential dwellings and 3) provide +10% Biodiversity Net Gain;
  • Wildflower meadow planting and improvements to the public rights of way on land to the north and west will allow for attractive walking routes towards Wilsden and Sandy Lane Park for new and existing residents;
  • Off-street parking for each of the residential dwellings, alongside dedicated visitor parking spaces. This will reduce the number of cars within the street scene, and improve road safety. Each dwelling will also have an electric vehicle charging point; and,
  • Appropriate and sustainable management of all foul and surface water.

A consultation leaflet has been hand delivered to neighbouring residents informing them of the proposals and details of the proposed scheme have been sent to Ward Councillors and the Parish Council for consideration.
