Land off Harrogate Road, Huby

On behalf of Yorkshire Land Limited, Johnson Mowat are preparing to submit an outline planning application for residential development including associated infrastructure works. All matters are reserved except for the means of access into (but not within) the site from Harrogate Road (A658), Huby (the site).

The site comprises greenfield land extending to approximately 2.46 hectares and is located to the west of the A658, which will provide the primary access. It benefits from excellent connectivity, with Weeton Railway Station situated approximately 60 metres to the south-east. The station serves both Weeton and Huby and is located on the Harrogate Line, offering high quality commuter links. The site’s proximity to the railway station aligns with recent government ambitions to unlock land around commuter transport hubs as part of wider efforts to address the housing shortage.

The proposed development will deliver much-needed family homes in a range of sizes and styles, including affordable housing in accordance with local and national planning policy. The scheme has been shaped by a landscape-led approach. Existing landscape features will be retained. Sustainable drainage features will also be included. A network of public open space, ecology and landscape features / corridors are proposed, alongside the realignment of the existing Public Right of Way (PRoW), which will maintain and enhance connectivity through the site for both existing and future users.

A consultation leaflet has been hand delivered to neighbouring residents informing them of the proposal for this site.
