Land off Mill Lane, Brayton
On behalf of our Client, Bellway Homes, we write to inform you of their intention to submit an Outline Planning Application to North Yorkshire Council (NYC) for the residential development of land off Mill Lane, Brayton (the Application).
The application site is in agricultural use and is located to the southwest of Brayton. A Site Location Plan is provided at the bottom of this page.
It is anticipated that the proposal would provide:-
- A boost to housing supply and enhanced choice of market and affordable housing in the local area, including 10% affordable homes, in a varied housing mix to meet local housing need (including a range between 2 – 5 bed properties).
- A main point of vehicular access from Mill Lane, Brayton.
- A 3m footway/cycleway connection to tie in with development proposals opposite the application site.
- Retention and integration of the existing Public Right of Way (PRoW) within the site layout, maintaining connectivity and enhancing permeability through the development.
- Areas of Public Open Space (POS) incorporated within the site to provide recreational opportunities and contribute to the overall quality of the development.
- A dedicated Biodiversity Net Gain (BNG) area within the southern part of the application site, supporting habitat creation and ecological enhancement.
- Sustainable Drainage Systems; and
- Retention of existing site boundaries, together with additional landscaping within the application site, to improve visual amenity and provide natural screening where appropriate.
Bellway Homes are committed to ongoing engagement with Brayton Parish Council and local residents. A community consultation event will be held ahead of the Application submission. The details are as follows:
