Land off Coniston Avenue, Darton
Ben Bailey Homes intend to submit a Full Planning Application for the residential development of land on the north eastern edge of Darton and south of Coniston Avenue. The site is identified within the Barnsley Local Plan as a Housing Allocation (H6).
An Outline Planning Application for this site was submitted in December 2021 by Barratt Homes for the consideration of the principle of residential development and associated works including access and Sustainable Drainage feature and an indictive proposal of 48 dwellings (Application Ref: 2021/1661). Barratt Homes pulled out of the deal in 2022 prior to completion.
The residential scheme as proposed seeks to deliver 39no. dwellings providing a mixture of 2, 3 & 4 bedroom properties. All dwellings will be two storeys in height with a housetype mix of terrace, semi -detached and detached.
The Site Layout below illustrates the proposed arrangement of the dwellings within the site as well as the green infrastructure proposals. This includes tree lined streets to provide character and visual interest to the street scene and areas of public open space/amenity greenspace to encourage social interaction between residents and for recreational use.
A section of land to the west of the proposed scheme is to be retained for the purposes of surface water attenuation providing a sustainable drainage solution for the scheme.
A consultation leaflet has been hand delivered to neighbouring residents informing of the proposals for this site.
